Buying a house is almost always a good investment. It may be a little expensive at first, but having a house of one's own will make your life feel more secure. After all, here is a steady income that is not going to disappear into thin air. At least, it won't disappear unless the tenant himself chooses to make a run for it. When it comes to renting out one's house, one runs that risk.

That is why it is necessary to carry out a lot of checks on the potential tenant. It is best to not sign any deal with a person who has been known to have arrears on his rental payments. At the end of the day, one should make sure you don't wind up with a tenant who lives on your property without paying the rent for a considerable amount of time. Hence, it is a better idea to run a few checks on the tenant prior to signing on the dotted line. If he appears to be a high risk candidate, it is advisable to look for someone who is steadier and less likely to bolt with the rent.

Even apart from running checks on potential tenants, the property owner must familiarize himself with a lot. He has to find out the rates that other property owners have been charging for their property. He should be specifically looking at property owners who have been renting out similar homes. This would really help a lot in ascertaining what the ideal rent should be. The area in which the property is located would also influence the amounts that are generally charged.

Thus, it would be prudent to avail of credit checks and rent evaluation services before taking off the "For Rent" sign on one's yard.
