What You Need to Do to be Ready for Your Home Appraisal .

If you are like many people, you will someday need to work with a house appraisal. If you are interested in buying or selling a home, that’s definitely true, because the home appraiser will need to come in to your home to assess its current market value. He does that to help the lender and the seller decide what deals are worth it to their needs. If you are someone who is about to have a home appraiser come in, here are some things you need to know in order to ease any concerns.

It Won’t Take Too Much Time

Don’t feel the need to clear off your entire calendar in order to make room for your house appraisal. Many house appraisals just take a few minutes to complete. It will, of course, depend on the size of your property. A larger property will take longer to appraise. The home appraiser will walk around your property in order to measure the square footage and come up with a realistic measure of the size of your home. They will then walk around the interior of the home to see which features may subtract from the size of the home and what renovations have been done inside.

Don’t Hurry to Clean Things Up

The home appraiser doesn’t look at how clean or disorderly the home is, but it will make things easier for them to see all of the space. The appraiser is measuring the size of the home and property and not judging its contents. You may want to make a good impression with an orderly home, but whether you clean up or not will not get you a better appraised value.

Knowing about Those Improvements

You may think it would be a good idea to point out to the appraiser all of the repairs that have been made during the course of the ownership. That’s not needed. The appraiser is a pro and has been trained to notice all of the obvious repairs and improvements. If they do miss something – a new heating system – you should point it out to them.

You should also be able to help the appraiser with any other questions they might have after looking at the home. If you feel like you can’t answer questions about repairs, be sure to have someone there who can.

The house appraisal process is much more benign that you may think. The home appraiser will come to your home, look around the property and the home’s interior, take some measurements and then leave. They will also survey your neighborhood about its values and write up a report. It’s a quick and simple procedure that’s important in that it gives a fair value to the home, helping you if you want to buy, sell, or refinance.
